Updates: Monday 19th October 2026

What's new: a brand-new dashboard, availability bulletin, multi-unit brochure imports and a lot more…

Your dashboard has been rebuilt around the week ahead: one agenda for tasks and viewings, and the deals and referrals that need your attention next. Providers also get a new way to tell every broker what's available each week.

✨ For everyone

  • A new dashboard: Open the app to Your Week, a single agenda of your tasks and viewings with a month calendar beside it. Overdue tasks sit together at the top, you can switch between My tasks and All tasks - click any row to open it.

  • Choose your display density: Pick Comfortable, Default or Compact in your preferences to fit more on screen, or give everything a bit more room.

  • New Analytics section: Your charts and stats now have their own home under Analytics in the menu, each with its own period controls. Click any chart slice to jump straight to the matching list.

  • Select several at once: Spaces, Deals, Companies and People now have a Select mode, so you can act on many rows together.

  • Tidier spaces lists: Every spaces list, including the ones on provider Portals, now has a single-row toolbar with search beside Filters, and Export and Reset view tucked into a More menu. Statuses no longer rely on colour alone, and under offer is now a blue gavel everywhere.

🤝 For brokers

  • New - Add several spaces to a deal at once: Pick existing units from the spaces spreadsheet in one go, or select spaces on a provider's Portal and add them straight to your deal.

  • New - Viewed spaces on your deal: When a provider tells us your client has viewed a space, a banner on the deal lets you move it to Viewing in one click.

  • Improved Provider news: News cards now show the space's photo, and the title opens that space directly in the provider's Portal. A compact news panel sits on your dashboard, with All news one click away.

  • Improved Contact deals: A company's Deals tab now includes deals with any of its people.

🏢 For providers

  • New Availability bulletin: Build your weekly availability email in minutes from Marketing → Bulletin. Choose one of three designs, arrange sections such as new spaces, news and contacts, then copy it into your own email client and send it yourself. Every link opens your Portal without an account, and Past Editions shows how many brokers clicked each edition.

  • New Portal editor: Edit your Portal full screen with a live preview, opened from the new Portal menu on the Spaces page. The same menu has your share link, preview, analytics and broker access, and a banner appears when brokers are waiting for access.

  • Improved Import: a whole building from one brochure: Upload a PDF or paste a link from any New Space dialog and we'll pull out the building and every unit in it, with floorplans, photos, meeting rooms and availability. Review the units in a grid, skip any you don't want, and watch each step tick off while it works.

  • Improved Syndication API: The Data API is now called the Syndication API, matching our developer docs, and a new Inventory API page previews what's coming.

  • Improved Imports: Re-importing a space fills in any missing photos and brochure, and imported brochures now get a cover thumbnail.

Alongside some other performance and small bug fixes.

Updates: Tuesday 13th October 2026

What's new: attach files to clarification answers, merge duplicate spaces and contacts, faster and more reliable spreadsheet imports, and a lot more …

This release is about keeping your data clean and your answers complete. Providers can now attach a floor plan or spec straight to a SpaceAI clarification answer, everyone can find and merge duplicate spaces and contacts, and large spreadsheet imports now finish reliably however many rows they have.

✨ For everyone

  • Your brand, imported at sign-up: When you create a new account, Great Space reads your logo and colours from your website and sets up your branding for you. If it can't find them, it tells you and points you to Settings → Branding.

  • Possible duplicates, grouped and merged: Great Space now checks overnight for spaces and contacts entered more than once and shows a "possible duplicates" alert above the list. Open it to see each set side by side, click the values you want to keep, and merge them into one record, with every deal, referral, viewing and note following the record you keep. Spaces can be merged even when they sit under different copies of the same building.

  • Shareable list views: Filters and sorting on Deals, Referrals, Contacts and Spaces are now part of the page address, so you can send a colleague a link to exactly what you're looking at. Your own last view is remembered, and changes to a shared view stay temporary until you press Keep this view. Every list also has a Reset view button.

🤝 For brokers

  • New - Attachments on clarification answers: When you answer SpaceAI's questions about a space on one of your own deals, you can now attach a file such as a floor plan, spec or photo. SpaceAI reads PDFs and images when it re-rates the space.

  • Improved - Contacts: Create a company straight from the company picker when it doesn't exist yet, and see a company's people under its details rather than on a separate tab. Forms now point you to the field that needs fixing.

  • Improved - Deals: Deals now sits first in the CRM menu, and Budget and Value cells show currency-converted figures with a single total at the foot of the table. The Active Deals block has been removed from the dashboard to keep it focused.

🏢 For providers

  • New - Attachments on clarification answers: Answer a broker's clarification question with the document you already have — a floor plan, fit-out spec, EPC or photo — in the app or on the clarification page. Images, PDFs and AutoCAD drawings get a preview, and SpaceAI uses what's in the file to rate your space and answer future questions.

  • New - Referral response redesign: Opening a referral now shows who it's from, the deadline and Respond or Decline right at the top, with a fixed action bar on phones. While you add spaces you'll see a Basic, Average or Strong quality score with the quickest wins to improve it, and after sending you get a summary of what you sent and what happens next.

  • Improved - Spreadsheet imports: Large imports now run in smaller pieces, so a sheet with hundreds of rows finishes rather than stalling. Every row appears on the import page as soon as the sheet has been read, and photos, brochures and progress fill in live. Photo columns in your sheet now take priority over your website, brochures are kept when you approve rows, and column mapping is quicker and more accurate.

  • Improved - Website preview: The lead form and webchat preview page now shows your own logo, colours and About text, with a light/dark switch. You can also open it from Settings → Branding.

  • Improved - Referrals table: Each referral shows the brokerage's logo, and Budget and Value show currency-converted figures with a total and average at the foot of the table.

  • Fixed - PDF parsing in referral drafts: Adding a space from a PDF while drafting a referral response no longer fails with an "Invalid file path" error.

Alongside some other performance and small bug fixes.

Updates: Monday 5th October 2026

What's new: tags, custom fields, record owners and bulk updates, and a lot more...

You can now organise deals, spaces and contacts your own way with coloured tags and your own custom fields. Every record can have an owner, and you can invite teammates without making them admins.

✨ For everyone

  • Tags: Add coloured tags to deals, contacts and spaces right from the page header with the "+ Tag" button, then filter your Deals, Spaces, People and Companies lists by them. Manage your tags in Settings → Tags.

  • Custom fields: Track whatever your team needs on deals, contacts and spaces: text, number, date, currency or Yes / No. Set them up in Settings → Custom fields, and they show up in your edit forms, on the Details tab and in exports.

  • Owners on contacts and spaces: Like deals, contacts and spaces now have an owner, shown as an avatar in your tables. You can filter by Me, Unassigned or any teammate. New records you create are yours by default.

  • Team roles: When you invite someone, you can now add them as a Member or an Admin, and admins can change a teammate's role from their member page. Members get a simpler menu without the admin-only settings and integrations.

  • Audit log: Only owners and admins can see the audit log now, and they can download it with the new Export CSV button.

  • Bulk update: Tick the records you want on your Deals, People, Companies or Spaces lists and use Bulk update to change their owner or tags all at once. On spaces you can set the publication status too.

  • Tidier record pages: Deal, space and contact pages have a cleaner header. Edit, Archive and similar actions now sit in a menu beside the name, and each tab has its own Add button.

🤝 For brokers

  • New - Choose your referral emails: When you send a referral, you choose whether to get an email for each provider response. You'll also get one summary once every response window has closed, covering who responded, how many options came in and who declined.

  • New - More options after the provider accepts: Providers can now add more spaces to a referral they've already accepted, up until the response window closes. You'll get a notification, and new spaces are marked with an orange dot on your referral's workspaces table.

🏢 For providers

  • New - Add more spaces to a referral: After you've accepted a referral, you can keep adding workspace options until the response window closes. The countdown shows on the button.

  • New - Mark as viewed: On a referral deal, mark a space as viewed from its detail panel, and add a Viewing note while you're there.

  • Improved - Your currency: Spaces are priced in their building's own currency, including outside our launch cities. Spreadsheet costs show the GBP equivalent on hover, and mixed-currency totals show as one GBP figure.

  • Improved - Spaces spreadsheet: The spreadsheet remembers your columns and view between visits, and a Reset view button takes you back to the defaults. There's a new Quality Score column, and exports now include a Currency column next to your costs.

Alongside some other performance improvements and small bug fixes.

Updates: Tuesday 29th September 2026

What's new: spaces grouped by building, minimum terms on spaces, under-offer availability and a lot more …

This is a big one. Long lists of spaces now group under their buildings across deals, emails and presentations, so a client sees "one building, four options" instead of four separate rows. Providers can also put a minimum term on every space and mark submitted spaces as under offer.

✨ For everyone

  • Spaces grouped by building: On a deal, group your spaces by tag, building or provider from the Group by button next to Sort. Emails and presentations group units under their building too, and each building gets a numbered map pin that matches the map.

  • A tidier deal page: Move spaces between stages from a new dialog, with Move and Tag buttons right in the header - reducing two clicks! You can bulk-move a selection the same way.

  • Optional deal term: A deal no longer gets 12 months by default when nobody gave a term. A missing term shows as "—", and a one-sided one reads naturally, e.g. "6+ months" or "Up to 2 years".

  • Charts that count everything: The pie charts on the Deals and Referrals pages now total every deal matching your filters, not just the page you're looking at, and each slice is sized by value. They now sit in a Stats section you can open when you need them.

  • New - Lead Form: All accounts now get the Lead Form feature. Add it to your own website and start collecting enquiries (Settings → Lead Form).

🤝 For brokers

  • New - Replied status: If a provider answers your referral by email, the referral now shows as Replied, so you know they've seen it.

  • New - Filter referrals by broker: Filter the Referrals page by broker, either from the filters or by clicking a slice of the Brokers chart, and add an optional Broker column to the table. The status chart now groups statuses into clear categories.

  • Improved - Referral drafts: Units in a draft referral now sit under their building, and you can include a whole building's units at once.

  • Improved - Shortlist emails: Each space now shows its desk count next to its size, e.g. "2,897 sqft • 35 desks".

🏢 For providers

  • New - Minimum term: Set the shortest lease each space is offered on. Units take it from their floor, floors from their building, and buildings from your account default in Settings → Spaces. Change it at any level. SpaceAI takes it into account when rating matches, and it shows on space details, presentations and PDFs, and in imports and the spreadsheet.

  • New - Under offer: When you respond to a referral, mark each space Available, Unavailable or Available, under offer. Under-offer spaces show a banner and chip, and presentations now show an Under offer chip too.

  • New - Auto Matching settings: Auto Matching has its own page (Settings → Auto Matching), with new options to include under-offer and unpublished spaces. The same settings now apply to deals that come in by email.

  • New - Confidential deals by email: Forward a requirement with no client name and we'll still create the deal, as "Confidential Client". We also record who introduced it: the agent, their agency, a Hubble advisor or a FreeOfficeFinder account manager. Agents Society requirements are now recognised automatically.

  • New - SpaceAI on your Spaces page: Ask SpaceAI about your own inventory straight from Spaces, without opening the Portal preview.

  • Improved - Email deal matching: Deals created by email now put their matches in Sourcing for you to review. Once every match has been rated, we reply in the same email thread with the matches, or let you know if nothing fit. If the size or location is missing, the reply says what to add.

  • Improved - Sending presentations: The recipient now defaults to the deal's broker, replies come to you, you can BCC yourself and you can edit the subject line. The cover and email signature now show your job title, company and phone, and "Prepared for" names the broker.

  • Improved - Written for a broker: Presentation summaries can speak to the agent ("your client") on deals that came from a broker or listing platform. Use the Client / Broker switch on each deal.

  • Improved - Deals table: New Broker / Brokerage column, a Deals by broker chart and brokerage and broker filters. The source chart now groups deals into Direct, Great Space and External.

  • Improved - Landlord Activity Report: A fresh design with a full-width photo, a larger logo and clearer stat tiles. Viewings now count every space that reached the viewing stage.

  • Improved - Deal space photos: Photos keep their Exterior, Interior, Other and Floor plans categories when you edit a deal space, and you can delete saved photos. Space details now show photos in one row and maps and floor plans in another.

  • Improved - Spreadsheet and export: New Cost/desk (pcm) and Address columns, and photos can be switched on and off like any other column. The quick export now includes photos and addresses.

  • Improved - Imports: Import straight from SharePoint or OneDrive Excel links. Choose whether a scheduled import reads every tab or just the first. Large sheets now import much faster.

  • Improved - Stale spaces: Stale counts and the Show stale filter now skip unpublished units, since nobody sees them.

Alongside some other performance and small bug fixes.

Updates: Monday 21st September 2026

What's new: credits and usage on your account, map views across deals and spaces, privacy controls for support access, and a lot more …

Brokers get a proper view of credits and usage on the account page, everyone gets map views for deals and spaces, and you can now decide for yourself whether our support team sees your real company and contact data.

🔒 Privacy and support access

  • Your data is hidden from support by default: when our team opens your account to help, company names, email addresses and websites are scrambled unless you turn it on. There's a new "Great Space Support" section at the foot of Account Settings — switch it on when you want us to see the real thing, off again afterwards.

  • Error messages you can actually report: if something goes wrong, the message now carries a reference code and an "Email support" link with that code already filled in. No screenshots needed.

🌍 More cities

  • Dallas–Fort Worth and Belfast are live: eleven Dallas–Fort Worth municipalities and Belfast (whole metro) join the supported cities, and several existing US metros now cover their suburbs — Chicago, Houston, Seattle, Boston, San Francisco, Washington D.C. and the Twin Cities.

🤝 For brokers

  • New - Credits and usage: your account page now shows your credit balance, monthly allowance, next reset date and a full history of what was spent and granted. Sending referrals for a deal costs credits, shown right on the Send Referrals button — and a deal is only ever charged once.

  • New - Map view on a deal: the spaces on a deal can now be viewed on a map alongside split and table views. Pins are coloured by stage, and clicking one opens a popup with the building photo, cost, size and rating, plus Reject and next-stage buttons.

  • New - Edit spaces a provider submitted: you can now correct any field on a space a provider sent you, not just its photos, through the same full edit dialog you use for your own spaces. Correcting figures you were given won't re-run the scoring or reject the space out from under you.

  • Improved - Space cards flag what doesn't fit: a space whose size or desk count falls below the requirement's minimum now shows that figure in red with a warning, as cost and availability already did.

  • Improved - Richer "New referral response" email: when a provider responds, the email now lists each space with its address, price, size and photo, matching what the provider sees.

  • Improved - Data quality report: the report is now grouped building → floor → unit with the worst score first, and buildings and floors are scored too — previously they were missing from it entirely.

🏢 For providers

  • New - Map view on your spaces: the spaces page gains a map view alongside grid, grouped and table, and the view you pick stays in the URL so it's there when you come back or share the link.

  • New - Clone a space: duplicate any space into a sibling from the overflow menu — useful for near-identical units. Photos, brochures and usage history are left behind.

  • New - Import by building name: imports no longer need a full address column. If your buildings already exist in Great Space, a building name (with or without a postcode) is enough to match them.

  • Improved - Referrals by status on your referrals page: a third chart breaks your referrals down by status, and clicking a slice filters the table beneath it.

  • Improved - Landlord summary PDF: the cover now says who generated it and when, the stat tiles lead with total broker referrals and unique brokers, and a building with no photo of its own borrows one from a unit inside it for the hero image.

  • Improved - Edit a draft referral response fully: every field on a space you've drafted into a response is now editable, and desks, meeting rooms, listing URL, photos and brochures no longer get silently dropped on save.

  • Improved - Clear when an edit stays on the referral: if you pick a space from your inventory and then change a figure, a note now tells you the change applies to this referral only and won't be written back to your inventory.

  • Improved - Better building and floor rows: buildings and floors now show the newest "Last updated" from anywhere inside them, and their deal and referral counts add up everything beneath them rather than showing 1 where the list showed 26.

  • Improved - Prefill when responding from inventory: picking an existing space now fills in desks, meeting rooms, available-from date and listing URL too.

  • Fixed - £/sqft is annual: the price per sq ft column on the spaces sheet was showing a monthly rate under an annual heading — a figure 12× lower than the same space elsewhere. It's now £/sqft/yr, matching deals and PDFs.

  • Fixed - Imports fail loudly: a bulk import that hit a capacity limit part-way used to report success with nothing imported. It now fails with a clear "try again" message, and retries harder before giving up.

  • Fixed - Faster data room pages: Now under a fifth of a second!

  • Fixed - Missing images in emails and stale email previews.

Alongside some other performance and small bug fixes.

Peace, love and deal flow — the Great Space team

Updates: Friday 11th September 2026

What's new: credits for referrals, a map view on deals, and two more cities

This release brings credits to referral sends, gives brokers a map view of every space on a deal, and adds Dallas–Fort Worth and Belfast to the map. Providers also get quicker, safer referral responses.

🌍 New markets

  • Dallas–Fort Worth and Belfast are live: Dallas–Fort Worth joins as our ninth US metro, covering 11 municipalities. Belfast launches as one metro-wide area.

  • US coverage reaches the suburbs: Houston, Chicago, Washington D.C., Seattle, San Francisco, Boston and Minneapolis now extend past the city limits. That covers places like Naperville, The Woodlands, Cambridge and the Eastside, as well as Virginia and Maryland, so suburban requirements reach the right providers.

🤝 For brokers

  • New - Credits: The first time you send a deal's referrals it costs 15 credits. Sending that deal to more providers afterwards is free. Existing accounts start with a 1,000-credit bonus, and every account gets 45 credits a month. You'll see the cost under Send Referrals before you commit, and your balance and full credit history are on your Subscription page.

  • New - Map view on deals: Next to split and table, a third view shows every space on a map, with pins coloured by stage. Click a pin to open that space.

  • New - Edit your own spaces on a deal: An Edit action on your broker spaces opens the full add/edit-space dialog, so you can update cost, desks, meeting rooms and more in one place. Change the cost and the space is re-rated automatically.

  • Improved - Space cards flag what falls short: If a space's size or desk count is below the deal's minimum, it shows in red with a warning icon, the same way cost and availability already do.

  • Improved - Subscription page: Usage bars for active deals and team members, plus your real credit balance, all in one place.

  • Improved - A quieter deal screen: The data-quality alert is slimmer, and a warning on the Details tab points you to the suggestions.

  • Fixed - Match scores in shortlist emails: They now show only when you've turned on compatibility scores for that presentation, the same as the PDF and web presentation.

  • Fixed - Missing images in emails: Space photos in shortlist and response-summary emails load again.

  • Fixed - Rating and moving spaces at the same time: Rating a space while moving it between stages no longer undoes one or the other.

🏢 For providers

  • New - Clone a space: Duplicate any space from its ⋯ menu. You get a copy alongside the original, ready to edit, without the photos, brochure or SpaceAI content.

  • New - Desk cost estimates in your AI assistant: If you've connected your portal to an AI assistant, you can now ask it for a London per-desk cost estimate by district.

  • Improved - Responding with a space from your inventory: Desks, meeting rooms, the available-from date and the listing URL now fill in automatically. Any edits you make stay on that referral only, and a note tells you so. Your inventory space is never changed.

  • Improved - Edit a drafted response space: Every field on a space in a draft response can now be edited before you send it.

  • Improved - Data quality report: Now grouped by building, floor and unit, with every level scored and the weakest shown first (Spaces → Quality).

  • Improved - "Last updated" on buildings and floors: It now reflects the most recent change to any unit inside them, and sorts that way too.

  • Improved - Bulk imports: List prices are formatted in the review dialog, and ⌘+Enter saves a row. A sheet that can't be read now fails with a "try again" message instead of silently importing nothing.

  • Fixed - Broker details on accepted referrals: When you accept a referral, the broker is saved as a contact and assigned to the deal straight away.

  • Fixed - Line breaks in descriptions: Text written over several lines, such as a floor-by-floor schedule, now keeps its line breaks.

For everyone: organisation owners can now save settings (some previously got an error), dates follow your own locale everywhere, and public data rooms load much faster on first visit.

Alongside some other performance and small bug fixes.

Updates: Monday 7th September 2026

What's new: multi-city deals, embeddable lead forms, and a lot more markets

This one's big: deals and space management now travel outside the UK, our coverage map just grew by more than twenty cities across three continents, and both brokers and providers get a new way to bring in leads with an embeddable form.

🌍 New markets

  • International & multi-city deals: Deals are no longer London-only. Pick any launch city and the deal renders in local currency (EUR, AUD, USD) alongside GBP. Area matching is handled automatically so local providers see the right requirements.

  • Coverage jumps to 30+ cities: We've added Liverpool and Cardiff in the UK; Amsterdam and 15 more European cities; Cork, Melbourne, Perth, Brisbane, Adelaide, Canberra, and Houston in wave two; and 8 US metros including Chicago, D.C., San Francisco, Minneapolis, Boston, Seattle, Silicon Valley, and New York.

🤝 For brokers

  • New - Embeddable lead form: Drop one script tag into your own website and start collecting enquiries directly. Each submission lands in your pipeline as a deal, with the enquirer saved as a contact automatically. Style it under Settings → Lead Form.

  • New - Create a client without leaving the deal screen: Can't find the client you're after in New Deal? A Create "<name>" option opens a quick dialog and drops the new client straight into your deal.

  • Improved - Presentation sends: Now you can see exactly what's going out. The Send button opens a proper recipient picker with a live preview, and the featured space now matches your report.

  • Improved - Public broker directory: Now ordered by recent activity instead of A–Z, so active brokers surface first.

  • Fixed - Deal values: These now match everywhere—dashboards, pipeline lists, and exports all total the same figure.

🏢 For providers

  • New - Embeddable lead form: Drop one script tag into your own website and start collecting enquiries directly — each submission lands in your pipeline as a deal, with the enquirer saved as a contact automatically. Style it under Settings → Lead Form.

  • New - Auto Match button: Re-run inventory matching on demand for deals that were created before your spaces were ready (found on the Sourcing tab).

  • Improved - Bulk spreadsheet imports: Choose all tabs or just the first, and imports no longer fail on a missing status column.

  • Improved - Editing a space: You can now clear a unit's list price, desk count, or meeting room count instead of being forced to enter a value.

  • Fixed - "Show in contact lists": This setting now actually stays off once you switch it off.

Alongside some other performance and small bug fixes.

Updates: Monday, 24th August 2026

This batch is mostly about cutting out busywork: less manual re-entry for brokers moving deals through the pipeline, less manual upkeep for operators keeping listings current, and a handful of small things that make the whole app feel tidier. Here's everything in it.

🤝 For brokers

  • New: Deals can now be created automatically from emails forwarded by outside listing platforms — no more retyping details by hand.

  • New: Deals can be deleted outright — handy for duplicates or entries made in error — once no referral has been sent from them.

  • Improved: Auto Matching now looks only at spaces updated in the last week, so suggested matches reflect real availability.

  • Improved: Deal source is now one clear field instead of two overlapping ones, and imported deal names and confirmation emails read more naturally.

  • Improved: The deal timeline now tells the full story — including when a deal was imported and when auto-matching found it.

  • Improved: Contact records show related people and organisations right on the page, and the old "Analytics" tab has a clearer name.

🏢 For operators

  • New: Confirm a batch of listings are still current in one click, right from the inventory table.

  • New: A periodic digest email flags listings that are going stale, colour-coded by urgency.

  • Improved: Listings that haven't been touched in a while are flagged right in your inventory table, so it's easy to spot what needs a refresh.

  • Improved: Your serviced area now widens automatically when a building's postcode changes — no manual upkeep needed.

✨ Polish, everywhere

  • New: Deal layout — Access all related details, tasks, notes and relations directly from the deal page.

  • New: Task notifications — you'll know the moment something's assigned to you.

  • New: One-click unsubscribe — no login, no digging through settings.

  • Improved: Tidier headers — secondary actions now live in a menu, so primary actions stand out.

  • Improved: Sturdier exports — large tables now export on our servers instead of your browser.

That's everything in this batch — more on the way. Questions or feedback? We'd love to hear it!

Peace, love and deal flow,
Chris and Chris

Updates: Wednesday 12th August 2026

Since our last update we've been building in two directions at once: making Great Space a place brokers get found (not just a place they work), and taking the busywork out of responding to referrals for providers. Two BIG new feature sets Auto Matching and CRM.

🔦 Auto Matching for providers

This is the one we're most excited about: reducing the work providers need to do and reducing the time that brokers wait to get responses.

Today, when a broker sends you a referral, you start from a blank page — open the response, remember which spaces fit, add them one by one, and only find out how well each one scored after you've submitted.

Auto Matching flips that around. The moment a referral lands, Great Space checks the requirement against your own live inventory, scores each candidate with our AI compatibility rating, and hands you a response that's already drafted. You open a ready-made shortlist — every auto-matched space tagged and shown with its compatibility score — then tweak it (include, exclude, add more) and submit. A human always reviews before anything reaches the broker; nothing is ever sent automatically.

You'll be able to tune how it behaves in a new Auto Matching section in your settings:

  • Match tolerance — how choosy the matcher is on size and budget:

    • Selective — only strong fits make the draft

    • Recommended — our suggested balance of fit and coverage (default)

    • Generous — let more borderline spaces through

  • Compatibility threshold — set a score floor; anything below it is greyed out in your draft (kept visible, so you can see what didn't make the grade, and re-include it in a click).

When there's no suitable match, you'll get the standard referral email with a note to respond manually — no dead ends.

🧭 The Broker Directory — get listed, get found, get the deal

Great Space is now a place occupiers can find a broker, not just a tool brokers use behind the scenes.

  • A public directory of verified brokers — a factual, occupier-facing listing (name, logo, specialisms, brand, about) with per-city pages, starting with London. Your profile is discoverable and safe to crawl, so the deals can come to you.

  • New enquiries land straight in your pipeline. When an occupier reaches out through the directory, we create a deal in your organisation tagged with a directory source and notify your team — the same lead flow you already use for webchat, now widened to cover directory enquiries.

  • You stay in control. Every broker can opt out of the directory from organisation settings, and profiles run off your own vanity slug so your directory URL is clean and yours.

Built to be safe from day one: the public API is App Check–gated, with honeypot spam protection and rate limiting on the lead endpoint.

From a stranger's enquiry to a deal in your pipeline — get listed, get found, get the deal.

🗂️ A CRM that builds itself

We've reframed the way Great Space presents your book, because you shouldn't have to maintain a CRM on the side of doing deals.

  • See your whole book, the way you think about it — every relationship, every deal, in one place.

  • The record keeps itself. As you close deals, the history fills in — who's who on every deal, which relationships are actually worth it — without manual data entry.

  • New Notes & Tasks and pipeline-intelligence views bring the context and follow-ups alongside the deals themselves.

You do the deals. The record keeps itself.

💷 Clearer provider plans

We've refreshed provider pricing into a simpler ladder so it's obvious what unlocks where:

  • Provider Basic — the entry paid tier: Broker Portal, listing syndication to leading platforms, and enriched listings.

  • Provider Plus — adds automated referral responses and AI workspace matching, referral stats (see where your spaces rank against competitors), Broker Portal analytics, the embeddable webchat widget, lead management, CRM integration and MCP access.

  • Provider Premium / Max — everything above plus higher limits, a dedicated account manager, and SSO at the top of the range.

Receiving and responding to referrals stays free, always. Full breakdown on the pricing page.

✨ Polish & under the hood

Smaller changes that make the day-to-day smoother:

  • Safer deletes. Destructive actions now use a proper confirmation dialog instead of a browser pop-up, so you don't lose something with a stray click.

  • Compact View Find the new view preferrences by clicking your avatar in the top right.

  • Tighter, more consistent spacing across pages, plus cleaner cost/size formatting in referral emails.

  • A faster, more reliable public surface — the broker directory API now uses service-to-service authentication, and we've hardened lead capture against spam.

  • Behind the scenes: a big code-quality sweep (deduped helpers, consistent components, split-up large files) to keep us shipping quickly and safely.

Questions or feedback? We'd love to hear it. More soon — the Great Space team.

Deals, Contacts, and a whole lot more...

This is one of our largest updates since launch. There's a new name for the thing at the heart of the platform, a proper pipeline to manage it, and a stack of improvements across spaces, branding, and how you get data in and out of Great Space.

Let's dive into what's changed.

New names: Requirements are now Deals, Clients are now Contacts

The biggest visible change: "Requirements" are now "Deals" and "Clients" are now "Contacts".

Why? "Requirement" only ever described one moment — the brief. But the thing you're actually managing runs all the way from first enquiry to a signed agreement. That's a deal. Renaming it lets us build the tools that a deal actually needs (a pipeline, stages, values) rather than bolting them onto a static brief.

Nothing has been lost or moved. Every requirement you had is now a deal, with all its history, referrals, and documents intact. Same for clients becoming contacts. You don't need to do anything — the change is purely in the language and the new tools around it.

A proper Deal pipeline

Deals now live on a Kanban board with clear stages. You can:

  • Move a deal between stages to advance it, and drop it into a closing stage to close it out. Deals advance automatically as the spaces in it progress.

  • Switch between board and table views — table view is great for filtering and bulk scanning. The app will remember what you used last, but you can switch at any time :)

  • Filter to "My deals" so you only see what's yours

  • See pipeline value rolled up per stage, valued as monthly cost × minimum term (capped at one year unless a shorter term is known)

  • Assign an owner to each deal

The board is now the default view, and stage is the single source of truth for where a deal sits.

Chats: capture leads from your website

Enquiries that come in through webchat now flow straight into Great Space as a Contact and a Deal, with suggested spaces attached automatically. The new Chats page gives you filters, period-over-period stats, and a rich panel showing related records and a location flag for each conversation.

Branding: make it yours

A new Branding settings page lets you set your brand palette once and have it flow through the platform:

  • Space PDF presentations — a new single-space, full-bleed PDF that uses your colours. This is VERY new and still not as polished as we would like - but it is WIP, so it's only going to get better. If there's something you'd like to see specifically included in a Workspace PDF - then do let us know.

  • Data Room and space previews pick up your palette, in both light and dark mode

  • Control the webchat widget banner from the same place.

Spaces: availability, status, and richer media

We've simplified how availability of workspaces work to better reflect how you work.

  • Three-state availability — mark a space as available, under offer, or unavailable, with an "available from" date where relevant. Matching and visibility respect these automatically.

  • Brochure thumbnails — the first page of an uploaded brochure now renders as a thumbnail in the space media tab.

  • Import now parses free-text availability into a proper status and date.

Data Room + MCP: connect Great Space to your AI tools

You can now generate a personal access token and connect Great Space's read-only Data Room to Claude or ChatGPT via MCP. Ask your AI assistant about your spaces directly. Tokens can be soft-revoked, and per-token AI cost is tracked. We'll be adding OAuth authentication to the SpaceAI MCP soon - making connecting your tools and your Data Room even easier.

We'd love your feedback on the MCP - so don't be shy to try it out and let us know how you are using it.

Dashboards worth looking at

Both broker and operator dashboards have been rebuilt with clear stat cards and KPI tiles — pending referrals front and centre, a redesigned Workspace Clarifications inbox, spaces-available counts, and pipeline value at a glance.

We've also made the Workspace Clarification questions on Provider Dashboards easier to read:

Referrals: reply-to-email and clearer views
  • Operators can now just reply to a referral email in some cases, rather than always logging in (we're expanding this). NOTE: You'll have needed to set up your Data Room for this to work!

  • A condensed operator referral list, unified Filters panel across deals and referrals, and the client website now shows as a link on referral views.

A new in-app help system

We're adding a help architecture throughout the app — contextual guidance where you need it, starting with the setup instructions for the Data Room MCP connection. You can expect to see more help files as we build them out!

Under the hood

A lot of this release you won't see but will feel: faster page loads across referrals, workspaces, providers, and the presentation/data-room views, quicker sign-in, and a large round of consistency and reliability cleanups.

As always, if something looks different and you're not sure where it went, just reply or drop us a message — we're happy to walk you through any of it.
